A Greenwich Village Landmark, 22 Designers, and One Very Memorable Basement Lamp
Built in 1839 and asking $23,500,000, this 8,757-square-foot Greenwich Village townhouse has lived several lives — home to composer John Philip Sousa, later to Kylie Jenner and Travis Scott, and reportedly the site of an alleged mob-run poker scandal at some point along the way. Its latest chapter: serving as the 2026 Kips Bay Decorator Show House, reimagined room by room by 22 leading designers.
Six Floors, Four Kitchens, and a Cold Plunge
A custom elevator connects all six levels of the home, anchored by a double-height living room with a custom fireplace and expansive rear glass. There are four kitchens in total — two indoor, two outdoor — plus a glass-fronted wine cellar with an adjoining tasting lounge, and a wellness room built around a brand-new cold plunge. Three landscaped terraces round things out, including a rooftop bar and grill with sweeping views of Washington Square Park and the Manhattan skyline.
Twenty-Two Designers, Zero Consensus
With this many designers working room by room, the results were bound to be a little disjointed — and Reddit noticed immediately. The basement's furry, sculptural lamp became an instant fixation, alongside marble commenters felt bordered on excessive, dried flower detailing along a wine room ceiling, and a curtained outdoor kitchen that had more than one person questioning the fire safety of it all. Every showcase raises money for the Kips Bay Boys & Girls Club, which has topped $33 million since the event began in 1973 — so the eccentricity comes with a genuinely good cause attached.
